    Two reasons homeowners build

    Which one is yours?

Most ADU and addition projects in San Diego start with one of two goals. We build for both.

    Room for family

Keep the people you love close, with their own front door.

Aging parents, adult kids, long-stay guests or a home office that’s finally separate from the house.

    • Attached ADUs and junior ADUs inside your existing home
    • Room additions and second-story additions
    • A private suite with its own kitchen and bath
    Rent from your backyard

Turn unused space into a separate rental unit.

A detached ADU or converted garage can become a fully independent unit on the property you already own.

    • Detached backyard ADUs
    • Garage conversions to a full ADU
    • Separate entry, kitchen and bath
    From design to move-in

Clear plans first. Then we build it right.

ADU rules in San Diego depend on whether your lot is in the City, another city, unincorporated County or the Coastal Zone. We start by checking your parcel, then take it from there.

    1. Site visit & parcel checkWe confirm what your lot allows: size, setbacks, utilities and which agency reviews it.
    2. Design & line-itemed estimateFloor plan, finishes and a price broken out line by line before you commit.
    3. Drawings & engineeringWe prepare the plan set and engineering for your project.
    4. ConstructionOur own superintendents and trades, with a schedule we hold and call you about the day anything changes.
    5. Inspections & move-inWe build to code, are on site for inspections, and hand you the keys.

    What California law gives you

State ADU law has made building one much more straightforward:

    • 60-day decision. Once your application is complete, the city or county has 60 days to approve or deny it.
    • No impact fees on smaller ADUs. ADUs of 750 sq ft or less of interior living space are exempt from development impact fees.
    • No replacement parking for garage conversions. State law doesn’t require you to replace the parking you convert.
    • No owner-occupancy rule for ADUs. Cities can’t require you to live on the property to build one.

General summary of state law, not legal advice. Local rules, junior ADUs and Coastal Zone lots can differ; we confirm what applies to your parcel during the site visit.

    What we build

Every kind of extra space, start to finish.

    Detached ADUs

A stand-alone backyard home with its own kitchen, bath and entry.

    Attached ADUs

A separate unit that shares a wall with your house.

    Garage conversions

Turn the garage into a permitted, fully livable unit.

    Junior ADUs

Up to 500 sq ft created inside your existing home.

    Room additions

A primary suite, bedroom or family room added to the house.

    Second-story additions

More space without giving up any of your yard.

    The standard your ADU gets

Same crew. Same finishes. Smaller footprint.

These are from our custom homes. The superintendents, finish carpenters and tile setters who built them are the same people who build your ADU or addition.

    In writing, before we start

Four things we commit to on every job.

Most bad construction experiences come down to the same handful of failures. Here’s how we avoid them.

    A real number, line-itemed

You see what every part costs before we begin.

    One person you call

A named project manager who answers the phone and knows your job.

    A schedule we hold

And a call from us the day anything threatens it, not the week after.

    Licensed, bonded, insured

Licensed since 2004, and every job built to code.

    Questions we hear most

    ADU & addition FAQ

How much does an ADU cost in San Diego?

It depends on size, whether it’s detached, attached or a conversion, site work and how far utilities need to run. After a site visit we give you a line-itemed estimate so you can see exactly where the money goes and adjust before committing.

How long does the permit take?

Under state law, once your application is complete, the city or county has 60 days to approve or deny it. Design and engineering come before that, and we tell you the expected timeline for your project in the estimate.

Can I convert my garage without replacing the parking?

For a garage converted to an ADU, state law doesn’t require replacement parking. The space still has to meet building code for a home, including insulation, egress windows and ceiling height, which we check at the site visit.

Do I have to live on the property to build an ADU?

No. State law doesn’t allow cities to require owner-occupancy for an ADU. Junior ADUs inside the main house have their own rules, which we’ll walk you through if that’s the option you’re considering.

    Will I pay impact fees?

ADUs with 750 sq ft or less of interior living space are exempt from development impact fees under state law. Larger units can still be charged reduced fees, and plan-check and permit fees still apply.

Do you work in the City of San Diego and the County?

Yes, we build across San Diego County. Each jurisdiction, and the Coastal Zone, has its own details on size, height, setbacks and parking, so we confirm the rules for your specific parcel before design starts.

Do you also build room additions that aren’t ADUs?

Yes. Primary suites, bedrooms, family rooms and second-story additions, with the same crew and the same standard.
